Extending your lease

As long as you have owned your flat for at least two years you have a right to extend your lease under the provisions of the Leasehold Reform Housing and Urban Development Act (‘the 1993 Act’).

To exercise this right you will need to serve a formal notice of claim and pay a premium. Your freeholder has the right to debate the premium and if you cannot agree the case you may have to go to a tribunal. You can find out more about the process on this site.

If you know some details already you can use our free lease extension calculator.

Otherwise if you already understand what is involved in the process and want to get on with extending your lease you can begin your lease extension here by getting a valuation. If you already have a valuation report we can help you serve your notice of claim (called a ‘section 42 notice’).
